• Our new Project – Himikera

    We’ve just purchased this place at auction.  Actually we bought it 3 weeks ago and negotiated pre-settlement access, so its well underway.  The house is a 1/3 share of 1,160 sqm.  In reality it has exclusive use over 500sqm and is north facing.  The house is 154 sqm with 3 or 4 bedrooms.

    What I like about the place is the large north facing living area with rimu floors (see photos below.)  I like the 1940s character with a tiled roof and weatherboard.

    I also really like the area.  Avondale Heights is off Block House Bay Road.  It is north facing, has very good access to Great North Road and the Motorway.  It’s extremely quiet, close to Avondale village and has minimal state housing in the immediate area.  My view is that this part of Avondale is better value than the western side of Mt Albert and New Windsor.

    This is our biggest project yet!  All of the interior walls are being moved to reconfigure the house (so we need building permits.)  The master bedroom is going to have an ensuite and we’re moving the kitchen.  It is a total rebuild inside!  However, the end result will be mint and sell in the $600k-$620k range.  Will be finished and on the market towards the end of January.

    This is the view from the street front.  We’re going to change the carport to give it a traditional pitched roof aesthetic, which will make a big difference.

    The colours are terrible but look at the size of the lounge and rimu floors that will polish up insanely.  The previous owners butchered the previous renovation in the 60s and left visible beams etc.  We’ll tidy this all up.

    More vomit inducing yellow!  The photos make the house look better condition than it is.  The toilet is pretty fowl (Penny refused to use it) and the bathroom is munted!  We’re combining them to make better use of the space.  The Master Bedroom is also getting an ensuite so not so worried about combining.

    Here is the existing footprint.  It’s all over the place and the bedrooms are all the wrong size.

    Completely new plan.  Hopefully it won’t be too much!  This house will rock if we can pull this plan off.
